3 major steps :-
1. AAI NOC - Possible only through licensed contractors for this job (list of names available with AAI)2. Biaapa approval charges :-
a) ಪರಿಶೀಲನಾ ಶುಲ್ಕ - Rs.1 per sq metres of site
b) ಕಟ್ಟಡ ವಿಸ್ತೀರ್ಣಕ್ಕೆ ಉತ್ತಮತೆ ಶುಲ್ಕ - Rs.20 per sq metres of building
a) + b) = total Biaapa betterment fee
c) Lake development cess - Rs.25 per sq metres of site
d) Water supply cess - 0.2% * GV * site area in sq metres
e) Ring road cess - 0.2% * GV * site area in sq metres
f) Slum cess - 0.1% * GV * site area in sq metres
g) MRTS cess - 0.5% * GV * site area in sq metres
where GV is Guidance Value per sq metres of that residential area
3. Gram Panchayat house license charges - 1% of the estimated house construction value
